Wanting an owners opinion.I think the disconnect is with owners who assume just because they hired a pro that alleviates anything negative that can happen with their property.

You NEED the float.Second issue, which actually alleviates the problem, is that God invented creative finance for a reason, and this reason is - if you have limited cash floats, keep them...and figure out how to get the property with nothing down.Interestingly, the side effect of thinking along these lines is that the process necessitates that you get better deals, and that you are much better educated - both are good :)Good Luck, Jason!

I too am new here although not the youngster Bill apparently is and I too did a stint at Boston University although the result was not quite so stellar but that was over three decades ago and I've learned a lot since then.I am thrilled to have found this forum as I begin to develop my Investor muscle.

If the numbers work out, and your concerns are more about any "surprises" you may find, why don't you hire an inspector to take a look, bring in some contractors to give you rehab estimates, bring in other local investors to get their opinion of the deal, etc.Proper due diligence should alleviate most -- if not all -- of your fears...if it doesn't, then trust your gut and walk away...
