Probably a little better fit than Mint since there are no ads and minimal cost with some better features. 

We have a small group already that you could be added too as well.

Don't pay a large chunk upfront.

For me, it would be how do they source deal flow - cold calling, google ads, fb ads, etc. 

As you can imagine, our STR market is largely shuttered. 

Adding these responsibilities to the lease can help keep things clear.

Back prior to covid, real estate investing was buying strategically and somehow adding value.

Keep in mind a few things - many major markets currently have a glut of multifamily projects so you may be competing with large apartment complexes with amenities offering incentives in a competitive market. 

Essentially that's what you described doing, but with the added complexity of the auction process.

It's more of an added value if they're able to and need to build credit.
