Smaller banks, credit unions, and hard money lenders may have an individual or department that you could contact regarding the REO asset.

Maybe talk with a local bank or credit union and see if they'll be interested in a portfolio deal.

It sounds like you’re dealing with a speciality product, but localBanks or credit unions tend to keep their loans on their books and may be willing to get more creative.

I am assuming that as military, you were freely moved around the country, at the whim of those in command and more likely around the world.

Buy MF if you can but with SFH you will be able to rent our rooms to others in the military. 

Credit unions perhaps.

The smaller banks/credit unions in Fort Worth do not seem to be willing to refinance investment properties - Colonial said that they would, but they want me to have less than 4 investment mortgages and I've got 5... 

With military it looks like I can suspend this by 15 years.
