@Jake Baker Love the approach of measuring the total offers that you send, if you know your strategy most of the time it is a numbers game no matter the condition of the market. 

I just looked at a utility bill with a total charge of $184.12 but $116.50 is from base fees!

Assuming the liens were the mortgage, taxes, hoa etc and totaled less than the purchase price.

Move on to finding a credible/chaos-free tenant.
