My parents own a few rentals and because of this the idea of buying and renting properties is fairly natural and I’ve had my part in turning a house over between tenants, giving tours, and talking to prospective tenants on the phone.My goal, is to get my feet wet by buying and remodeling a property here in El Dorado.

We have had properties as low as $85K for a C class duplex, $175K for B class 4 units, on up to $2.2MM for a 48 unit building we're turning and remodeling now.They are definitely out there!  

Any decently remodeled SF should yield at least $1150 to 1200.

I have a tenant moving out of one of my 1br units at the end of the month and I'm looking for a contractor to do a bathroom remodel and some small repairs throughout the unit.  

So if you only collect $5000 in rent and you remodel the unit or making significant repairs, you will be limited to that $5000 and your net income will be zero. 

The house was a brand new remodel in 2010 when we bought it so no “maintenance” other than cleaning gutters and low budget landscape that is needed.

We are remodeling a bathroom in one of our units and as a part of that we are replacing the hardware in the shower.

put the property into contract your not out anything.. but then no one else snags it why you negotiate.I just had one like this were 5 feet of the house were actually over the line..Buyer is just knocking 5 feet off the house and doing a full remodel.. the neighbor thought he had us over the barrel.. but I did not to discount for this.. so maybe with that one.. not knowing the topo.. just build a new driveway if its a rental your tenants don't care.. low ball the bank and you got a good cash flower.

I ended up with a remodeled kitchen and pretty much nothing out of pocket, because I did the cabinets and painting myself. 

After dealing with the city I learned I had to do the remodel in two phases, first on the original structure, and only after it finals out I can add to the house.
