But I had experience with "financial advisors" for some 40 years, and I'm retired now.I used them out of necessity.

I have read, re-read, ran numbers, and read again to make sure I completely understand the reason that this IS a necessity for me to grow.               

That opens up a whole bunch of other necessities like generators, fuel, a heating system besides wood, remote monitoring, etc.

This all leads to the necessity to keep the rent near market rate.

Once your portfolio reaches a certain level of complexity, a property manager is a necessity. 

A private utility company is a company that provides any everyday necessity of power or water for profit.  

Hopefully you closed with Actual Rents and are now only to improve your profitability as a future growth, NOT a necessity.

Definitely seems like a necessity once your portfolio gets big enough, but what about for only a few properties?
