GRM may be valuable to indicate value based on an Income Approach, but my understanding is that a Comparison Approach (comps) is typically used for 2-4 unit multi-family.

I then should be able to get a better picture.The average rent for the similar type of house from the Section 8 property listing is indicating $150 higher than my asking , and I’m aware of my asking is lower than the comparable non-Section 8 property by about that much as well.

Never much paid any attention to these guru threads until this one, today.Going to see a SS later this afternoon, so I'm doing a little internet DD.With the address, got the sellers name from the assessor.Ran an online court check on the sellers, found the foreclosure and who the bank is, along with other cases indicating serious financial duress.Ran another search for properties owned by the sellers and found they owned a commercial property under a dba.Found their company website.

Current listings are also a factor, though more as a view of your competition rather than a reliable indicator of what you'll get.
