I hate to sound paranoid, but certain parts of NYC are still very...well...diversity intolerant.

Every time I take an out of State investor arround in Milwaukee I get the same reaction - wow, this is so diverse!

Problem is that alot of lawyers, and I know alot start out taking whatever business they can get and before they know it they got lots of referrals for a very diverse book of business.

Las Vegas diversity and population growth are a determining factors for how well it will do.  

The other point I would make is diversity your holdings.  

A place like San Francisco which has a lot of security due to job diversity might be different than Detroit which has felt great economic pain due to their previous reliance on one major industry.This is just the beginning of a very complex conversation that can go deep into economics, but I hope this little bit of information helps you Armando !

You are right that diversion is very important for most people.  

.- young/hip (gets its own tag) Nashville is pretty awesome - it's diverse and chill.  

Richmond is surprisingly diverse, even if the houses are just a few miles apart.
