Posting questions about tax, forming LLC etc...I am learning every day as much as I can, and have a big question (for me it is big).Do you have any advice on how can I be sure that someone will do the right thing with my money if I invest in RE business?

I spoke with a realtor I trust, we both did research, and came up empty in our search.The seller has been getting more anxious by the day as the process has dragged on, he is not in dire need of the cash, but I think does have some obligations coming up that are making him eager to close.I have several options including:- Getting the second appraisal, hoping for a better valuation- Putting $145k down on a lender valuation of $260k and enjoying enhanced cashflow/watching a chunk of cash sit- Renegotiating the seller down to a better price- Walking awayThere are a bunch of questions swirling around this opportunity, but my qualms are centered around putting that much capital (option 2) into an investment that is not very liquid, and doesn't have a clean, clear path to appreciation.

If you are planning to pullout more equity than the cash you put in then you need the Cash-out Refi.Buy using HML/PML (and little to no cash of your own)Rehab using HML/PML (must open loan same day as acquisition loan)Rent out property Refinance with R/T loan as soon as project is completed Repeat in less than 6 months The cash-out Refi would require seasoning of 6 to 12 months after Renting the property.

@Dawn Anastasi, you have a great heart and the "deal" you made was to just change due dates on when rent was due, from one day a month to two days a month.
