Zillow, rentometer, and other tools are useful for getting a ballpark on a market, but you should learn to evaluate property on your own.

I get the comfort aspect, but are they bringing the value that offsets their cost, given the availability of tools to enable remote property management? 

Its fine - but when we enter in expenses into financials we have to also come back and put them in the project managements tool.
