The funding fell through yesterday :cry: and that was the second deal that fell through for my "local team" the same day, but that's OK because one finished Escrow and keys were delivered (U ready to demo!!!)

Luckily, we did, because we also found another spot that was really weak and we would’ve been hosed.Pipe:4” PVC main line / stack.Floor drain 3” Kitchen drain, washing machine drain 2”Tools used:Jackhammer, pry bar, dead blow hammer, air nailer, respirator, earmuffs, goggles, safety glasses, scrapers, chisels, shovels (round for digging, flat for filling/cleaning floor), tub for mixing concrete, a ****** trowel.Have a 2 x 4 on hand for the concrete repair part.Tips: use spray paint to mark your path during demo… it’s easy to fall off course.

Also the roofer let me fill the dumpster up the rest of the way from all the demo work I did inside, saved me another $250.

Then you are left with tearing it down and demo cost and the worth of the empty lot only at that point.Unless you have commercial or valuable land afterwords it would be better to buy a developed lot in a subdivisions already then raw land on a small lot unless you can sell to the neighbors for a bigger yard.

You will need to be able to respond quickly, because when a rehabber closes on a deal, the demo starts the same or next day.
