I would purchase any and all investments inside that trust along with a form of Whole Life or IUL policy to be able to use the tax code of 7702 to create a tax free income and ability to leverage my real estate assets.The BDIT effectively freezes your estate, but gives you the access to funds.Good strategy for any asset that looks to eclipse the estate tax level.

Currently working through some (very) preliminary due diligence with the goal of creating a template for 150 & 250 unit climate control buildouts in order to dial in an acreage size to focus in on for land acquisition, and to try and determine the most cost effective & scalable footprint to build as a "test" that can be scaled.

It's that lightbulb moment where you realize that even after paying the surcharge to pay a mortgage with a card, you still earn positive cashback, making your net interest rate on your mortgage effectively a negative percentage.  8% cashback - 3.5% pay by card surcharge = 4.5% free money, and considering my mortgage interest rate is 2.75, that effectively means I pay no mortgage interest and still earn 1.75% free cashback.And the best part is that this passive cashback is generally speaking not treated as taxable income.

@Britney RossIf you're looking to scale a portfolio and you've never done it, and want to do it as efficient and as cost effective as possible, find someone who's done it and learn their systems and processes.We were stuck at 500 units, went and hired coaches, learned about core values, cadences of accountability, and other processes that we implemented to grow to over 2,000 units.What I knew at 50 units was not going to get me to 500 and what I knew at 500 was not going to get me to 1000.A lot of work is involved to implement, but the cost is well worth it.Gino
