@Bruce Woodruff- that's true, that's why I mentioned ARV (sales price) not specific rehab costs (which is what the poster was asking for originally). 

@Ryan Dickerson, while you will ultimately need to either make a somewhat blind leap or hope you can find a contractor that will walk your properties, one piece that I will add is: YOU need to know what type of finishes you are looking at, and understanding their material costs.I.e. are you going to do carpet, LVP, or true hardwoods?

Most investors downfall is getting caught up dealing with the BS minutia of operating their real estate business and have no time to focus on true business development and growth.

The beach community may be attractive even if a mile away depending on the micro location, is it walkable, bike paths, coffee shops, restaurants etc.

The further south you go from HWY 160, the longer it takes to get to shopping, jobs, etc.
