As a board member of two HOAs, let me just say that you are way more likely to get traction and accommodation from the HOA if you go in friendly and helpful rather than with guns blazing.

My listing has been up for more than a month and hasn't been getting a lot of traction.

With reducing inventories you might pick up a straggler REO listing here or there but nothing to give massive traction.

Maybe you are hyper-focused and not making any traction in your business.

;) My point: Do your numbers for a furnished bedroom and without: post on social, facebook, crags list and see what traction you get? 

If you feel like you're not getting enough traction mailing to them (plural) then you can always expand it.

If the upset value is high I already know they won't get sold and will end up as an REO and you won't have much traction with the bank at that point.

I felt I wasn’t making traction due to analysis paralysis or the information overload.

I’m projecting once the program gets traction and expands to two and three bedroom the comps and values will be better for investors as well.
