Basically, you want to make sure the price you bid is the full price you will have to pay and that there are no hidden surprises.

The demand for AirBNBs in Jefferson Park surprises me a bit since there's not as much action in this part of Chicago than say, Wicker Park or Lakeview. 

Hi All,I've grabbed coffee recently with a a few newer investors here in Denver that I've connected with via BiggerPockets, and I was surprised to hear how many of them had reached out to very active members of BiggerPockets trying to connect for a coffee and just learn a little more about what people are doing in this market, just to have their messages not responded to, or conversations drug out with no obvious intention to connect. 

He said that he is out of town, but sometimes comes back at night, so I went to the property to get the fridge swapped, to my surprise it was working!. 

Inventory in true B areas is quite low right now for 2-4 unit properties while I'm surprisingly seeing inventory in the Downtown/Midtown area. 

It wouldn't surprise me at all if these have been vacant (not repaired) for a long time. 

@David Siegel, from everything I've read so far, I'll be surprised if you can refi conventionally before AT LEAST 6 months is up from closing (simply because, for that length of time, most if not all conventional Lenders will lend based on purchase price ONLY, not a higher appraisal).

I can't tell you how surprising it is to walk rentals and see how dirty they are. 

Payment will be expected at various points during the project, and will be spelled out clearly in the contract to avoid surprises.
