I ask that pets stay off all furniture, are crated when/if left alone, and are cleaned up after inside (fur, if applicable) and outside (pet waste).

We own a cabin in Ellijay that stays booked as much as I want it, but I'd caution that 90% is an unrealistic number just from the cleaning services standpoint.

Yes @Michael Smythe I was planning on but I also have a small room in NYC (where I work) so the days I don’t want to drive I would stay here and go back to PA weekends but I spoke to a lender and said I would not qualify for that since it’s a bit far from my job and they might think I’m doing mortgage fraud it’s just complicated so she recommends just doing a conventional loan with 15-20% down payment and use it as an investment property Which at that point I’m not sure if it’s worth it.

Stay Renting:Pros:We have a great deal on rent ($3,200 total, $1,600 each), which allows us to save, stay liquid and focus on growing the rental portfolio.We love the apartment.Cons:We’ll likely need to move in a year, and comparable places are around $4,000/month.I’m not thrilled about moving, and it feels like we’re just delaying the inevitable.Not getting any appreciation.I’d love to hear your thoughts.

We wait until their existing lease expires, and then respectfully explain that, with the new Lease, if they wish to stay, they'll have to agree to pay for what they use.
