Jason - The reason I own a parcel is because my initial intent was to build a single family LTR and unfortunately I signed a build contract with a builder that I relied on a turnkey provider to vet.

If you are going out-of-state, I would get a single-family to start as a test, or at worst, a two-family.

I haven't found a single person in these forums who has articulated compelling answers to these questions.

Properties are single family units with finished or un-finished basements (looking to do some renovations myself) 2-3 year plan is to live in the property and rent one unit out.

We work primarily with Single family flips or buy and holds.

I think the top factors are type of home (comparing single family to apartment is no longer done), overall size, and interior features like central AC, approximate age of renovation, etc.

Hello BP Family,I have a couple of issues that I need information on turning over a single-family home.

Looking firstly into Multifamily for both long term and STR - but not opposed to single family. 

Yes the market is slower right now, we manage a portfolio of single-family homes in palm coast and palm bay, but we're seeing homes lease up in 2-5 weeks when priced for the market depending upon the market and condition and such.
