Property taxes n FL are Never negotiable.  

For the most part all condos in FL are non-warrantable so it's not that big of a deal, you just need to make sure you have the down payment and sometimes patience for a couple extra hoops during the loan processes. 

The "training"/seminar/books cottage industry that seems to pop up within any industry (I see this in my industry as well) is where the money really is at, because the power of technology is what really starts to drive that gap between what you put in and what you get out.Like that saying...when there's a gold rush, be the one selling shovels :) 

Who will do the snow shoveling?

Since the snow will start flying soon, buy a snow shovel and ice melt now. 

The fact that they shoveled dirt for a ground breaking ceremony means nothing.These types of projects require rounds and rounds of construction financing and many phases over years to create a development this size.

You need a separate crew just to shovel snow. 

Then they'd search courthouse records, drive by, check the MLS and see how much BS the Montelongo's and A&E were shoveling that week.There were houses that were rehabbed on the show that the Montelongo's never owned, houses that supposedly sold on the show but not in real life, improvements and landscaping that were taken out after the show, and a woman that, if I recall correctly, was the mother-in-law one week and the open house buyer another week.All part of "reality shows", I suppose, but Armando made it part of his credibility kit, claiming huge numbers of successful rehab flips despite a lack of evidence in the real world.
