I ended up going with one of their lines (called Nurture) that looks fairly high end but is pretty affordable- a full set of 2 soaps (one for the sink and one for the shower), shampoo, conditioner, and lotion, runs around $1.30 per bathroom, plus I supply toothbrush, toothpaste, shaving cream and razors, (also from Accent, average 40 cents each) but these rarely get used.

@J Scott and Tom S. have the right idea - you could amortize the payments over 30 years to keep it easy on your pockebook - but offer a balloon much sooner to incentivize the seller.

I already have seen from my experience our single family A homes are so easy to manage, while the C apartments are constant work almost daily.in our neck of the woods B class and better is a cake walk.. compared to what other PM"s have to do in the rental dominated cities back east and in the mid west

Carpet just stains too easily and needs replacing to often.I also use darker paints for the walls and skip the whites and creams.

The deal is really what should make the most sense, and if you can't make this deal have strong cash flow without shaving a quarter to half a percent or without prepaying interest (points), you probably don't have a good deal.
