The purpose of a landing page is to quickly and effectively convince a person who is genuinely considering selling their house at a discount to leave their contact details so your acquisition agent can reach out to them.Anything that hinders this process will ultimately LOSE you money.

In my experience, appraisals have one purpose, and it is NOT to determine the actual current value of the property. 

A 1031 exchanged property can include 1245 components that are considered part of the "real property" for 1031 purposes if they're affixed to the building (and also up to 15% of the value can be personal property under an IRS rule, such as appliances). 

Unfortunately I spend a lot of my time right now finding different carriers for clients just because their current company is purposely shrinking their business.

The tenant's month to month lease stipulates that the tenant is responsible for all utilities, including water and I recently spoke to them to tell them the water bill must be paid up and brought current.

We only get a few responses, but it is helpful.

I'd like them to be responsible for any upkeep there might be.

Loopholes are legal and allow income or assets to be moved with the purpose of avoiding taxes.I just want to make sure that people don't get the connotation that using a loophole is illegal, it is not.
