I have been looking in that area for raw land.

Speculating is when you go to Idaho Falls where there are thousands of square miles of raw land where construction is booming and you hope and pray to god that there will be some sort of imbalance between the construction and demand where the prices of homes will appreciate in value so you the properties you purchase appreciate.Never jump on the bandwagon and run for the gold hills with thousands of insane speculators.

Just looking for some new ways to find raw land with the potential for residential development.

Considering just buying some raw land preferably with power, water, and sewer/septic access and then just putting a gravel pad down to rent out to short-mid term tenants with an rv or maybe some tent campers on different parts of the property.

We also have 9 acres of raw land with access to city sewer and water so we could build more multifamily rentals.

Shockingly on my last visit there to monitor and wrap up the repipe work, the tenant stormed out of their house and curse me out and threaten to hit me very raw display of attitude, and I try to deescalate things down as it can probably been heard his screaming 4 houses down.  

Do any developers have tactics they use to get people to understand the value of their raw land?

If Im $350K in on raw land costs and another $300K in on a shop/utilities does that mean an appraisal would come in around $750K?

Does anyone have any advice on purchasing raw land and placing their own mobile homes on the site ?

For the record, I am an active investor in raw land.
