I’m not confident on my calculations for ARV or Rehab cost and don’t want to get a property under contract if it’s not really a deal.

My family worked with an agent to look for properties in the selected area that my father had known is going to become a prime location in the next 5 years.

I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

On the journey, I once sold properties that were 30 minutes away as being too far, and also managed some properties that were 200 miles away. 

I am looking to wholesale my first property in the South Florida market since, I'm starting local.As a new wholesaler, I am looking to connect with investors/buyers/agents in the area to hopefully bring business to and get advice that I may not be aware of. 

As an aside, insurance companies are inspecting most properties one way or another in the current market. 

I have 9 properties in 2 states and 3 different counties.

Building small units in small counts is expensive development.  

Is it best to approach an architect or a land developer for what I am proposing?

Since you’re already learning from BiggerPockets, focus on finding cash-flowing properties in strong rental markets and understanding financing options like conventional, DSCR, or house hacking loans.
