Looking for experienced investor-agents who have done more deals than us, and have a  proven track record for investing.

I would prefer to go with a established company (rather than an individual hustling on the side) with streamlined processes, transparent online accounting, and a long and strong track record. 

Maintain proper records - Contracts, Settlement Statements, Agreements, Promissory Notes etc.Additionally, you can track income and expenses consistently, using software or spreadsheets.As you scale, if bookkeeping isn't fun for you, consider hiring a bookkeeper for a couple hundred bucks per month.

Bottom line—you either trust the sponsor (based on due diligence, facts, track record and evidence) or you do not.  

Have you gone down to the courthouse to get the owner records on file and then skiptraced them? 

You're income certainly isn't "normal" and some banks might shy away but this is a personal business and if you have a track record, I think you can find a bank to say yes.

I just converted a 4 family and am recording the"townhome plat" tomorrow.

This was what the attorney emailed me: "The maturity date is the sate stated in the recorded document for the last payment on the loan.

I've known him for 8 years and he has a good track record of flips and spec projects.     

Unless, of course the “expert” in question is someone with little real estate knowledge, no track record of success and multiple failures in their background.
