I followed a three-tiered system to determine the ARV:T1: Stay within one-miles radius, sold for fewer than six-months.T2: Size of the properties are within 200 sqft., must share certain attributes (bedrooms, bathroom, etc.).T3: Compare property typeI came to the result of above 200k and am looking for advice/comments from experienced investors on my decision.

Minimum bedroom square footage requirements come into play (a quick google search shows Texas having an 80sqft minimum size requirements for a single occupancy bedroom).  

If the home is OK to be zoned for used mobile homes, you'd have to check on any restrictions (i.e. size, age, etc). 

If they cannot afford their portion of the rent, they cannot qualify.  

@Bob Beach we've got a few local "mom & pop" sized PMC competitors that are infamous for similar behaviors.

You talked about location and size, but how are the things you can control? 

As an LP in a syndication with two (let's call them) identical offerings in terms of asset type, business plan, submarket, asset size, projected returns, fees, waterfall, etc.  

The issue is that none of the expenses for the portion you live in are deductible on Schedule E.
