What I'm planning: buy and hold the property, brush and clean it up with intent to hold until cost of funds drops a little in 4-6 months.

Recent zoning changes now allow for three dwellings on a single parcel, and parking requirements have been lifted in denser areas, both of which have boosted the local housing supply.

Until whoever is sending you these opportunities has the conversation with you on how much you'd like to make on a deal, how you figure your ARV and how you plan a rehab/ costs they are likely going to continue sending you opportunities you won't find too appealing. 

Property Management: Are you planning to self-manage or hire a property manager?

I have 3 family apartment building and a SFH with 4 garages, 1 shed, and 4 outside designated parking spaces for sale for 1.75 million.

They also want a priority lien on the property.It sounds like you are looking for someone to fund your down payment, I would be looking for an equity partner over debt as nobody likes to lend money in insecure positions, especially when a borrower lacks skin in the game.How much are you planning to come in with yourself?

We leave everything in the business for Real Estate so $500/month is a good number for us, then we can add to our reserves, plan a fix, or save for the down payment on the next one.
