After a few weeks, my photographer on location told me that work on the house had stopped.

And I'm sure you already have this if this was an STR for you, but having it nicely furnished and professionally photographed is a must. 

I've been a photographer for the past 12 years and I'm looking to change paths and move into investing in real estate.  

There's no visible evidence, aside from the 42 pound bag of cat litter.I did some research and found I can photograph urine stains if I illuminate them with a UV light. 

-Taped on the inside of the door...If you leave it on the door, it is suggested that you take a dated photograph of the posting as proof that it was done, along with photographing the property / unit address or other identifying info.  

As soon as you see damage, photograph it, and give her notice that she must vacate or whatever your first step to evict for damaging a property (breaching lease?)

Photograph their ID if you haven't already, and the pet, for possible later identification.  

The association insists on meeting the pet, photographing it, getting vet documentation, license number, etc.

Zillow draws images, descriptions, etc. from other sources - they do not actively update pictures and such by sending photographers out, send people to court houses, etc.

Serve the proper legal notice to enter, take photographs of the present condition of the house and close-ups of damages.
