So this morning I pulled the trigger on a fourplex (quad) in my town.

I would get the guys coffee, i would the trucks they used to go and pick up the investors from teh airport, I would work from morning until night with the contractors on these buildings....Fast forwardd two years, found a 3 uit REO, it fit his criteria....it was a 50/50 split with one contigency ***i was reponsible for doing all the work, renting, selling*** he would just provide material....Got that doen, now we have a cash flowing assest under our belt, and have TWO more properties under contract, AND i literally JUST helped him raise over 300k on a deal from my best friends DAD....Alot of hurdles, but it DAM sure works, if you work it!!

I did something entertaining this morning and went back and read some of my posts from when I first joined BiggerPockets, and boy did I know absolutely nothing about real estate investing!

So I would go in the morning and meet a few people at 9 am then cut out and come back at 3pm for follow up and walk through see what happened.

I received a response from a yellow letter I sent to a probate lead this morning.

Only real life examples, I hope they would be helpful for potential renters and their friends, relatives/parents.Landlord greet potential tenant in... underwear and "explain" what he want "My neighbors do not like, that I rent my house, so at morning, when you go to your job, be UNNOTICEABLE, invisible, so they would not even see, thatthere is a tenant here.

We’ve been trying to change this trend for years, but the society at large has decided that shoes, clothes, big-screen tv, big house, and a $4 dollar cup of coffee every morning is more important…Sad, but true

You make a few bucks off a craigslist add and just explain appliances cheap will be there Saturday morning 9 to noon or ect.

I am about to view a property tomorrow morning.
