I was hesitant to actually publish the post but I really wanted to offer what moral support I could to other flippers because I know that during my very long 9 months I could have often used extra support from those who have experience.

Any tips on what we might need to do both morally and legally to have the property be a good one for them?

Moral of the story, this is an industry where details matter including the use of terms and ideas.  

So the moral of the story is to jump in and start buying after SoCal housing has been crashing for about 5 years.

Morale of this story is that you never know who that simple minded, uneducated, nieve tenant buyer might know who, due to other realationships, will be willing to help them out.

I know many people in the same predicament..

Moral of the story, the borrower has little to do with any of that.
