Hey guys, I’m about to be a freshman at the university of Miami majoring in real estate.

We market/show the property and try to find a replacement tenant as quickly as possible, minimizing impact on the departing tenant.

I have since come across a lot of bad reviews with this company with the majority of the people giving the reviews claiming that they are scammers which is why I'm bringing it here to see if there is anyone else who has had any experience with them whether it's been good or bad. 

I am planning on visiting the P&Z department in Douglas Co. to get a walkthrough of how to obtain a building permit this week. 

I’m a real estate pro so material participation isn’t an issue, but the majority of my clients are in the $300k-$900k/yr gross household income range and so using STRs is not only the best way to get great ROI on real estate nowadays but the tax benefits are the primary driver for most including myself.  

In regards to point 4), you mention the possibility of a tenant living for free indefinitely inside an unwarranted unit, due to the inability of the landlord to enforce rents, and the inability to perform an eviction.It's my understanding that if the Department of Building Inspection (DBI) discovers the unwarranted unit, it's possible for them to force the landlord by law to legalize the unit.

While there were no major challenges, the deal emphasized the value of thorough market analysis and timing to maximize profits without the need for renovations.

Ultimately, a few tenants will benefit and the vast majority of them will be hurt.

It may not be a majority of that particular grouping, or even more than a small minority, but it is still a substantially greater risk of damage.Here’s the crux of the problem with Section 8 tenancy.  

However Property tax's some of the lowest in the coutnry and property maintenance same thing if you buy a stucco home with a tile roof.No real major weather threats like many markets  IE hail storms wind storms etc.. can get windy but thats common..
