If so I would 1031 over to a different REI class or get out and put into a 5% bond.  

Hi Leo, I have helped two OOS investors buy in the metro in both Kansas and MO in the last year.

thats 4200 in lost rent at 100 a month it will take you 42 months to get that money back.. and if you keep waiting it just gets worse.. price your rental to be the BEST priced one on the block the first one to get occupied not the last. this is were competition for rentals can bring rents DOWN and does. do the math..

My last piece of advice....take it or leave it....being a landlord with your friend is a very different experience than just living with them in a rental.
