I've been laser focused on shortening the time to achieving FI and I feel good about the path i'm on, but I think I can step things up by making some smart real estate investments. 

Since put the down payment, we had pre-drywall inspection and communicate with new home field manager for issues and concern on the inspection report and all be addressed, including the only 2x6 beam.

If it's pier and beam just make sure that there is an actual crawl space that you can move around in (some are filled in with dirt) .  

They also framer my front porch wrong by putting the post and beam in the wrong location making me change up the design and having to reorder roofing material that was ordered too size.

-We started by measuring the distance the beam would span.

It's about 45 minutes away from where I live, and I did not look to see what the beams were made out of, which I regret.

It is a pier & beam house so Hardiboard is out.

It is a wonderful way to hone your message and laser-focus your marketing spend. 

If you are talking about a pier and beam foundation, it is pretty standard here on older homes.

I'm probably looking at around $8K for the walls with paint, and about $20K for the kitchen with a wall opened up (beam, counter, sink, cabinets, backsp;ash).
