Many investors are willing to share their experiences, especially if you come from a place of curiosity and respect for their time.

So I wouldn't be concerned about buying quite soon, as things are moving in a good direction...and all the more now that they've assembled a committee that reportedly includes some people who are both more experience with and favorable towards STR.

That data would be sales price after remodel (the true numbers some agents really don't have the experience to be comping the property), the days on market you will experience (this is great info because you want to recycle the money quickly), and resources to sell the place fast not slowly which you do not want this because this could put your holding costs extremely high and push the property to little profit or no profit. 

Does anyone have experience with reselling a seller financed land or property?

A new ADU will cost over 120k to build and will not be appraised close to that from my experience and many other investors I’ve spoken with.

The key is to do what you are already doing - @Paloma Wodehouse - your research and find a good agent with 20+ years of experience and who really loves real estate.

- If all their experience is STR, then they are probably expecting you to treat them like an STR guest.

It would be a rare new RE investor that could hope to have taken on this project without partners with experience.My point is investors in different stages of life and experience have different criteria for their RE investments.  

I am assuming your a pretty dang good attorney, and with some experience under that belt given it's worth $500k+ to whoever, for you to do what you do.
