At least you will not need to do a  'cash for keys', gifting a couple of 1.75 litre bottles of her favorite beverage maybe enough to entice her to vacate.A good friend of ours (Roanoke, Virginia) had to present an eviction notice to a very large lady in a MH rental on a 1 acre rural lot, (I was to witness the hand delivery).When we got there the lady was cooling off in a kids paddle pool with an umbrella & nothing else.

Note that this is not co-mingling funds - it is just gifting an asset to an entity, which brings into question whether the entity (the LLC) has any separate existance from you the individual owner.3) A single member LLC is more susceptible to veil piercing.Please note - I am not disregarding the use of an LLC (even a single member LLC) for owning rental property.

I usually have a slab of either fresh salmon or smoked salmon or elk Jerkey as a warming gift. we call it Oregon Porch time.. this is our demographic this is who you play to.and you simply cannot learn these techniques on line or on BP... this is very advanced and well thought out marketing.
