We converted the garage into a bedroom, renovated one bathroom, updated the second bath, refinished the floors, electrical updates, new light fixtures and hardware throughout, and added flush lighting in the kitchen.

I was told my HVAC and plumbing was brand new, but after closing and getting a renter into the property found out that the HVAC needs to be replaced and the plumbing is so clogged up that the toilet won’t flush.

Maybe your experience is with class c, multifamily or sub $2,000/mo rentals, but IMHO you’d just be flushing money down the drain if you paid those fees while renting out SFR in decent neighborhoods.i prefer to split the savings with my tenants.

Very bright but he thought it was ok to flush trash down the toilet.

I had another that previous work had removed load bearing wall without a flush beam.  

Ymmv depending on count of fixtures but is flat rate, so flush away, I say.

MOST of America is sitting in a toilet waiting for the flush- no matter how hard they work. 

MAYBE, if this is a small deal he’s only flushing $10,000 down the drain.

This was on something that just popped up out of nowhere about 5 years ago, I had just recently bought something all cash and was doing the rehab on it and was short of cash at the time but knew I'd be flush again in 6 months, and it was too good a deal to pass up.
