I recommend that you find a trusted or recommended Mortgage Loan Originator (MLO), who can give you options for property-based loans (mostly investment loans) and they don't use your taxes but the P&L of the property.

I have searchd the forums but couldn't find much about Boostly. 

Listen to podcasts, read books, and if you plan to invest in the Netherlands find some resources that speak to that market specifically.

With that said, I've done some research on the market and found the following information helpful in my considerations for Phoenix that you might find helpful as well:  Demand for both buying and renting property remains high due to the city's strong economy and growing population. 

I am thinking of getting a list of leads and using the owner info to mail postcards or letters to find small multi family.

It is extremely rare to find a hard money lender for the down payment.

How did you find this deal and how did you negotiate it?

I’d recommend connecting with an investor-friendly agent in DFW to find off-market deals or fixer-uppers within your budget.

If you think you can look at 5 properties on the MLS and find a "good" investment, you are delusioned.   

If not I would suggest finding a servicer to collect and manage that note.
