@Casey Hampton your local Housing Commissions should have websites that you can use to educate yourself.If you want someone to spoon-feed you, there are several S8 "gurus" that will charge you to basically summarize what you can learn on your own.

I haven't seen any, but understand some attorney's now are threatening pretty nice suits for falsely filed memos clouding title.

And yes, either a quick reply that they are full up or a message on their website saying the same would be a minimum expectation, but I'm learning even that can't be counted on unfortunately.

One of the negatives with regional banks and credit unions is the software/tech/websites.

Lastly, credibility is not just that, credibility.What I call "credibility" is  "what ever a seller needs to see read experience from you, your mailer, your website,  to fill in the form.So, having all the documents, sure they may believe you are credible... but they still may not like you!
