Is the extra few bux a year worth it? 

I tell my clients to bring it up to the seller, suggest that the seller contacts their own CPA for advice, and then slightly adjust the sales price to compensate the seller for the extra tax.

As of late, I have been using my extra cash for PML and but I am also going to look at the mid-west market smaller MFs. 

Just a hookup and level site probably won't do too well, but if you put a little extra into it folks will be more interested.

The extra info in regards to me is that I get an extra 4k a month due to my prior service in the military.

the other way you would only pay 700, saving an extra 500 or so.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

It's easy to obtain, costs very little, and doesn't require extra, on-going effort to maintain.

And then either set aside that amount in reserves plus extra for vacancies up front or budget for them on a monthly basis.
