He claimed the only way to place a lien on another person's MH title is to have the owner accompany me to the DMV and we both would sign a specific form, in other to place the lien.I promptly informed him that, in cases of collections and back rents, nobody would willingly allow another person to cloud the title of their mobile home!

Case workers look at things such as disability, are the potential tenants collecting food stamps, child support, do they have other income, SS, how many children, what ages are the children etc etc etc.....In your earlier comment you said average for 3bedroom is around $900.

The area I am targeting is a vacation destination that is rather seasonally resilient (working theory backed by decent to moderate research so far).If I can get past the zoning hurdle specific to mainly "wastewater" - referring to the collection of the toilet, shower, and sinks discharge - I want to purchase 10+ acres that allow me to scale to something quite significant in time.

I usually will say who referred me to them and say that they are a friend, neighbor, family, etc and will then ask what their lead times usually are for work to be completed, how they communicate, are they comfortable working with me being out of state, how do they collect payment (terms and preferred method) and do they offer a business rate?
