A far more likely scenario is that it's hung up in some lender's foreclosure backlog (or some court's probate proceedings) and will eventually hit the market as an REO or probate listing. 

I'd like to self-manage the first rental as a learning experience but would eventually plan to transition to a management company, so the numbers have to make sense to cover this expense.  

I would eventually like to quit my job and work in real estate investing full time.

Three months later I used them again for an investor rehab loan when I purchased an SFR (i planned to eventually live in) with a 20% conventional loan that included rehab costs. 

I went through with escrow today and have an eviction lawyer I'm working with to get more clarity + a swift resolution.I'll post the updates and what eventually happens, but again thanks for the responses!

It is more that he wants to have a relationship with the eventual buyer and see how they have done business over a multiple year  period.

I am new to the REI business and have recently purchased a list in my local area and intend to start wholesaling/flipping and eventually moving into buy/hold properties.

Like you said, somebody may eventually buy it but it sounds likely that you will have to hold it for several months. 

I think we will eventually see a major stumble, but no crash.
