@Nick ShriYou made the right decision. why are you not looking in your local area. maybe you can get a duplex or a triplex and engage a local management company.Do you due diligence before getting hooked on the buzzword " turnkey "

I basically engage them as soon as I'm under contract to write up scopes of work, then I'll take down hard money/short term financing, and they'll start working right after I close on these BRRRRs. 

However, I try to be an engaging and enthusiastic teacher, which takes a lot of energy, and I find it hard to leave my work at work and leave the mental baggage at school.

I took the time to engage as many of my surrounding neighbors as I could and exchanged info and phone numbers with them.

I made a presentation just to put together the numbers and make it easy to read.As several people have noted, you need to engage an SEC attorney. 

I am of the opinion that people should be starting threads for sincere interest in topic or need to solve a problem....NOT for the sole intention of creating a topic as phony way to engage in networking for some related product or service.Sure, chime in on others people threads, but topic phishing is corny, IMHO!

If you are on board for that and enjoy engaging with people it can be a great way to go.  

From the seller's side, trying to engage a bidding war runs the risk of the offerors getting weary and go away. 

In my experience, most of the foreclosed owners cooperate or at least engage in some sort of discussion with the new purchasers to figure out a dignified exit or perhaps a negotiated cash for keys scenario.With the recent purchase, I left various messages and posted letters at the front door asking for a call back to discuss the living arrangement.
