A ground level (slab) addition, separate bedroom, living room and elder friendly bath. Then share the kitchen and dining room. You could make the doorways and bath ADA compliant for wheelchairs, and ground level because elders sometimes have issues with stairs. Then when you sell, demo the interior walls and make it into a nice patio.Basically build a patio and convert it into a demi-apartment with easily removable walls.Good Luck!

For instance, sometimes an un-used dining room can be easily converted into an extra bedroom (extra tenant), or a-not-very-useful space can be converted into a bathroom (extra rent)...sometimes, a weird floorplan that actually drives away other buyers (thereby making it easier for to buy the house) can be altered to your advantage...you and your agent need to be good at spotting these types of possible improvements that can turn a house that would otherwise be a month-to-month loser into a cashflower.Good luck out there!

This seems very high for casual dining segment and my worry is, at the end of 10 years, either the tenant will leave or renegotiate the rent.
