This is causing a huge influx of people moving here for jobs.

Otherwise, look at side jobs you can do to earn extra money.

They're a company so they need to make a profit and it's good to give your PM some autonomy to do the smaller jobs as to not bother you everytime work needs to be done. 

However, all non-government jobs have a finite lifespan.

Definitely the way to go on rental properties if you are an out of state investor NOT looking for an enormous undertaking with a BRRRR type scenario or investment of that nature or part time or full time job.

@Stuart Udis Its pretty much the norm , I generally do smaller jobs $100K to $250k . 

Over the years, I’ve also gained relationships with a few subcontractors that help me with jobs from time to time when I need a helping hand.
