On the other hand it is hard to devote hundreds of hours to someone who might not even be able to afford to buy a property.

Depending how much you have to invest and time you want to devote to investing I have found that I would rather own the notes than have shares of a fund.

If you can find someone that can provide you with some quality training, devote time to the partnership, and gives as much as he gets, then you have found a "mentor" and not a "guru".

The remainder of the time will be devoted to networking or we can shape our meeting as we go.I will send out reminders as the date approaches. 

If in a few years I don't have enough time to devote to real estate and am financially independent, then I will make the decision to pursue real estate full time.

Devote a few hours when you're not working to educate yourself, look for deals, then do all the paperwork once you have a deal under contract.

Also you will need to devote more time relating to investigating zoning and other city/county related DD with the 4 parks.  

Or, you might just not have the time necessary to devote to being an active investor.
