I have my first small lot project in planning right now and have done studies on countless others.

It's a sprawling metro area, a very diverse city (real diversity -- people come to Houston from all over the world)  with countless urban and suburban areas. 

Despite my countless hours of research gearing up for my first purchase in a couple of months, I still have some basic questions so I appreciate everyone's help!

My call or letter is apparently such an intrusion, but yet they have time to spend an hour writing a long-winded complaint or consulting with an attorney.If you don't want to be contacted by other people, yes, go live in the woods and disconnect yourself.Its amazing that somehow being advertised to yourselves is BAD, but you go on any other part of this site and will read countless threads about how to "target" IE "market to", IE "contact", IE "invade the privacy of" distressed sellers so you can get a deal.

And I spoke with countless others who's results were even greater. 

I have spoken with countless people in your shoes before forming this opinion.  

Agents have tons of liability in countless situations.

Steph told me that just after I experienced it the hard way.For all my countless hours of looking for property, studying, trying to find partners, talking on the phone...

(And countless other similar scenarios). 

There have been countless "nice people" in all price ranges that I have had to deny because of their credit report.
