Much, if not most of the gain from $27,000 to $100,000 was due to inflation, which you and I have no control over and are taxed as if it is real money going into our pocket.

It's out of control, just like looters stealing $900 worth of merchandise from a store with no repercussions. 

Some tenants (the good ones) understand things happen beyond your control.

They have to have a great personality and be willing to completely let go of any control of the project.

The affordable housing challenge is out of control.

And while I have an eye for design, I can also keep costs for finishes and other materials under control.

Then you have owners who have debt and want to wrap the loan and sell and make the delta I like this the best as they will stay in the game  they have control of the underlying debt and they have a document ( all inclusive Deed of Trust) that they can foreclose out the owner finance buyer.

Also with rent control, the MF have caps on increases.  

But for reasons out of my control Im equity rich and cash poor at this time.Youd think it would be an easily rectified situation, but seems not especially in a short time frame.
