Condo's are still quite popular in the suburbs in gwinnett, my last one in 30097 had 2 offers in 24 hrs, my other unit in 30044 had a cash offer in 1 week. so i am not worried about that.2. we have sold some other units above market comps because the rehab was excellent. ppl do pay for turn key rehabs and we had no issues in appraisals in 2014 since property was generally going up.3. call it a blindsider or whatever, we missed the FHA non-approval. i dont mind taking a break even hit on it and moving on..that's not the issue.what i am really looking before that is to brainstorm any creative financing ideas that still might help pull in a owner buyer or how to attract some potential investors?
