thats why i have a real estate attorney, who, if you think about it, has as much or more on the line than i do. if it isn't a contract assignment or a double close, it's always been the lawyers idea of doing the deal this way and i would doubt any governing body would find objection to doing business like this as long as all parties involved know exactly whats going on (full disclosure), the funds are accounted for on the HUD1 form and the birddog isn't representing anyone in the deal, which they are not.shady, noillegal, not around herecreative, to bureacrats maybeyour other option - make the birddog assign a contract to you.

I'm smelling a fly by night contractor who when he gets in over his head takes the money and runs and that pisses a legit contractor off.

It depends on jow much it is, We have used pex out here in N.Cal for the last 3 years and they still dont let you use it in parts of the bay area, if you are going to do the job yourself then then tool you will need will cost more in $ than all the material and time it would probably take you to do it in copper- I like the pex when used with a mana-block ,meaning each run is a home run, otherwise to me it looks like a drip system.I have never seen either fail,but on one job we were at, the mice were eating through the plastic (they could smell the water I guess.)

Probably smells like cat piss and has foundation/roof issues.There are probably stupid lowball offers that the seller is getting.

The smells themselves can get into the building materials and could cause a complete tear out down to the studs.

When every body was doubting me and telling me not to do it, i didnt  let any of that discourage me.
