For instance, I like places such as Nashville Tennessee, Indianapolis (Indy) and Kansas City in terms of some of the things I see there (companies moving there, a thriving tech scene etc.).

For Non-Disclosure states, like Texas, it doesn't necessarily always show what a property last sold for, but if you go to the "Comparables & Nearby Listings" tab, they usually are pretty good about having some comps...at least in Texas...not sure about other states...and in some counties you need to click the "Both" for the Data Set bar, if the default selection of "Public Records" isnt' really bringing up anything.

Since you've never lived in it the bar to demonstrate your intent to hold for investment would be pretty low - even if your were keeping your options open to hold for investment or maybe move into one day.Caveat - If you want to buy something in or near the beltway using the 1031 exchange you'll need to also purchase the new property with the intent to hold for investment use.
