We had to pay for cable and gas and they were working to meter the water.I attribute that to mismanagement, deferred maintenance on the exterior that became a hue expense at the same time people were walking away from their condos (and fees) because they were underwater in their mortgages.Beware...

People with bad credit are not a protected class.That said, bad credit seems the one common attribute to almost every application I've screened.

It's still sorta run down but does have certain attributes that makes me curious if it is up and coming.

It become worth a lot when it gains (1) rarity (2) utility for another owner due to its attributes-size-access to transportation routes-access to markets, or (3) when it is sub-divided and has infrastructure added to it.If your land doesn't meet one of those three attributes you should take a very hard look at WHY you're buying it.all cash

Determine the proportion of the assessed value of your property attributed to the dwelling structure. 

Perhaps the extra electricity you have due to having that roommate or extra wear and tear on the flooring in that room or repairs that are directly attributed to having that roommate?

The rent spread is quite a jump, although that may be attributed to the state or city they lived in. 

2) What is the property worth in its current condition with all it the problems, attributes and circumstances?

I have a tenant in my house that is going on year # 8 and while we take care of her and give her great service, I attribute some of the long stay to luck that no life changing situation has happened that would cause her to move.Good luck....would love to help out.
