I thought I had enough knowledge to start investing - for a year I read blogs, biggerpockets.com articles, and most of the books filed under the 333.33 dewey decimal system at the library before I took the leap.

Gotta pay for your infrastructure somehow, unless we elect to have a society without schools, libraries, transportation, first responders, etc., etc.   

When I started getting interested in real estate I refused to spend money on books until I knew for sure that I was going to stick with it so I ended up going to the library and reading 4 books over a few months and I was hooked.

I came right home and jumped on my PC to investigate my county website to see if any of the properties I just analyzed had any zoning concerns.

I started by listening to all the bigger pockets podcasts and getting a library card and checking out any real estate book you can get your hands on. 

One of the real estate attorneys that I use is Larry Garfinkel of Greene Law PC.

It's better than what you'll get from most attorneys and what you'll find on the internet.There's also a good book on managing your rental in the BiggerPockets library.

Public library could be another good source.
